Home prices and setup requirements vary greatly based on several factors, including the size of the home, the region, local construction issues, regulations, materials, equipment needs, and design features. Q. What’s included in the base price of a manufactured home, and what’s extra?
A. The base price includes the home, any options you select, setup of the home, delivery within 60 miles, interior close-up, carpet installation if applicable, and cleaning of the home.
Q. Where do I get manufatured home financing?
A. Submit an online application to get pre-approved financing for your home.
Q. My credit isn’t good. How can I find out if I qualify for a loan?
A. The easiest way is to submit an online credit application. We are able to offer mortgage loans to many individuals with poor or even bad credit.
Q. How much down payment do I need?
A. We have many low down payment and financing options available. Please submit an online credit application. Once we receive your application, we will contact you with specific payment options.
Q. Are manufactured homes eligible for traditional mortgage loans, or only chattel loans?
A. Yes, land-home packages and chattel loans are both available.
Q. Do you supply the land to go with the home?

Q. Do you have any used or repossessed homes available in my area?

Q. Can I rent a home from J&M Homes?
A. Currently, we do not have a rental program in place for our homes.

Q. How long does it usually take from ordering a manufactured home until move-in day?
A. Each situation can be different, but the typical timeline is 3 to 4 months .
Q. Can I customize the floor plan or move interior walls before the home gets built?
A. Yes, most of the homes we offer can be customized, although some series do not allow customization. To find out which home is best for you and which models allow customization, please contact us. Our staff can walk you through design options and help coordinate with the manufacturers in your area.
Q. Where can I get a list of options available for a home?

Q. What upgrades or options are most commonly added to new manufactured homes?
A. Common upgrades include roof pitch, siding choices, countertop choices, quartz, granite, and upgrades to tubs and showers, among many other available options.
Q. What site prep work must be done before the home can be delivered?
A. Excavation, concrete work, and utilities are usually required before a home can be delivered.
Q. Do I need to hire my own contractor for foundation, excavation, utilities, and related work?
A. Yes, you would need to hire your own contractor. J&M Homes does not supply contractors, but we have several contractors we can refer to you.
Q. What permits are required before I put a manufactured home on my property?
A. You would need a manufactured home placement permit before delivery. Other permits may include excavation, foundation work, and utility work.
Q. Can manufactured homes be placed on slopes or uneven land?
A. Yes. However, additional site work would be needed to create a flat and level location for the home.
Q. Can your homes be placed on a basement?
A. Yes, we offer many manufactured homes that can be placed on foundations and/or basements. Please contact us if you would like personal assistance.
Q. Can I place an accessory dwelling unit or second manufactured home on the same property?
A. Yes, in most cases, counties allow an ADU to be placed on a property if it meets setback and local county requirements.
Q. What utilities must be installed on my property before delivery?
A. No utilities are necessary before delivery. However, power, septic or sewer, and water or well service will be required after delivery.
Q. I have questions about delivery and setup options. Who can help?
A. Our staff can walk you through home delivery and setup options, including preparing the land, selecting a home, delivery, and setup. Please contact us to schedule an appointment in person or by phone.
Q. How much does transportation cost if my property is farther than 60 miles away?
A. If your home will be located more than 60 miles from the location where you purchased it, we will get a site-specific quote from our transporter. Typically, the additional cost is not a large amount compared with the purchase price.
Q. What inspections happen before and after the home is delivered?
A. Inspections typically include a foundation inspection by the local county or city, an inspection of the home after setup, and a final occupancy inspection after the home has been completed.
Q. Could I add a garage, porch, or deck to my manufactured home later?
A. Yes. Those additions would be installed by a separate contractor, and we can help you arrange that.
Q. How does manufactured housing compare to site-built housing?
A. Manufactured homes are built entirely in a factory under the federal code administered by the Department of Housing and Urban Development (HUD), which went into effect on June 15, 1976, and has been updated many times. The code covers single-section and multi-section homes and includes transport to the site and installation. Regulations include design and construction, strength and durability, transportability, fire resistance, energy efficiency, and quality.
Manufactured homes are built on a chassis and delivered to a site on sets of axles. They are primarily intended to be affixed to a permanent foundation. Modular homes are built to the state, local, or regional code where the home will be located. Because our homes are built in a factory, our manufacturers use labor-saving techniques that are not practical for the average site builder.
The factory environment also improves the flow of materials and reduces lost time and damaged materials that are common on site-built construction sites. Our manufacturers can also purchase materials at better prices due to high volume, and those savings are passed on to you in the form of affordable housing.
Q. How long is the warranty period on your new homes?
A. Most manufacturers’ warranties are for one year from the original purchase date. The manufacturer you purchase from can provide detailed information on the warranties available for the home you choose.
Q. What energy efficiency features are available in new manufactured homes?
A. All homes offered by J&M Homes are ENERGY STAR rated.
Q. What type of insurance is required for a manufactured home?
A. Insurance for a manufactured home is similar to insurance for a site-built home.
Q. How are manufactured homes taxed once they are installed on private land?
A. County taxation is very similar to a site-built home and is handled through the appraisal process.
Q. How well do manufactured homes hold their resale value?
A. That depends on how the manufactured home is taxed. After the home is placed on the property and all additions and related work are complete, the county will complete an appraisal and determine the value of the home based on that appraisal.
Q. Can manufactured homes be moved again in the future if I sell the property?
A. Yes, homes can be moved several times without any issues.
Q. What maintenance is unique to manufactured homes compared to site-built houses?
A. Maintenance is straightforward. Just like a site-built home, painting, caulking, roofing, and other upkeep need to be maintained in good condition.
Q. Where can I find the HUD and serial numbers on my current home?
A. It depends on the model year. From 1994 to the present, the data plate, which includes the model, serial number, HUD number, and other information about the home, should be located in the master bedroom closet. For 1993 and prior models, the data plate could be on the master bath vanity door, a kitchen cabinet door, in the utility room, inside the electrical cabinet, or in the master bedroom closet. All models will also have the serial number stamped on the front header. This is the I-beam that runs across the width of the front of the home. It will be located on the left-hand side of the header when standing in front of the home.
